Brick Township, NJ: A Local Realtor's Guide

Brick Township is one of the largest and most diverse towns at the Jersey Shore, and it's my home. With miles of waterfront on Barnegat Bay and the Metedeconk River, hundreds of lagoon homes with docks, its own stretch of ocean beach and quiet neighborhoods throughout, Brick offers something for nearly every buyer, at nearly every price point.

As a Brick NJ Realtor with Compass, I live in Brick, I sell in Brick, and I know its neighborhoods street by street. I've closed multiple sales here, and as a former marine engineer, I bring waterfront expertise few real estate agents can match.

Brick Township Neighborhoods

Brick is made up of many distinct sections, and each one feels different.

  • Herbertsville: larger lots, wooded streets and a quieter, more spacious feel in the northern part of town. (my personal favorite neighborhood in Brick! so close to beaches, and downtown Point Pleasant and Manasquan are within a 5-10 minute drive!)
  • Lagoon communities such as Shore Acres, Cherry Quay and Baywood: waterfront homes on canals with docks and boat lifts leading out to Barnegat Bay. A boater's dream.
  • Metedeconk Riverfront: established neighborhoods with river views, deep-water docks and beautiful sunsets.
  • Mantoloking Shores and the bayfront: close to the Mantoloking Bridge, with quick access to the barrier island beaches.
  • Breton Woods, Laurelton, Osbornville and Cedar Bridge: well-established inland neighborhoods with Capes, ranches, colonials and split-levels, often a great entry point for first-time buyers.
  • Brick's barrier island section: Brick's own stretch of oceanfront along Route 35, home to the Brick Beach areas.

Waterfront Homes in Brick, NJ

Brick has some of the most accessible waterfront real estate at the Jersey Shore. Lagoon homes with docks and boat lifts offer direct access to Barnegat Bay, while riverfront homes on the Metedeconk offer wide views and deep water. Waterfront in Brick often costs less than comparable homes in nearby beach towns, which makes it a favorite of boaters and second-home buyers.

Before buying waterfront in Brick, check:

  • Bulkhead condition: material, age, bowing and any soil loss behind the wall
  • Docks and boat lifts: pilings, hardware and lift capacity
  • Water depth at low tide: especially in lagoons and creeks
  • Flood zone and elevation certificate: many homes were raised or rebuilt after Superstorm Sandy
  • Flood insurance cost: get a quote before you make an offer

As a former marine engineer, I review all of this with my buyers on every showing.
