Living in Bay Head, NJ

Bay Head is one of the Jersey Shore's most charming and timeless towns. This small Ocean County borough sits at the northern tip of the Barnegat Peninsula, between Point Pleasant Beach and Mantoloking. With its cedar-shingled cottages, tree-lined streets, quiet beaches and deep sailing tradition, Bay Head feels like a classic New England seaside village right here in New Jersey.

As a Bay Head Realtor with Compass and a former marine engineer, my waterway and boating knowledge helps me find buyers find the right home in this tight-knit market, and I help sellers present their homes to the buyers who value what makes Bay Head special.

Oceanfront, Bayfront and in town

Bay Head is small and walkable, but where you buy shapes how you live.

  • Oceanfront: wide beaches, Atlantic views and some of the most coveted homes at the Shore. Elevation, dune protection and insurance are key considerations.
  • Bayfront and Twilight Lake: calm water, docks and access to Barnegat Bay for sailing, boating and paddling. Bulkhead and dock condition matter here.
  • In-town streets: classic shingle-style homes within a short walk of the beach, the bay, shops and the train.

Life in Bay Head

  • Sailing culture: Bay Head is famous for sailing on Barnegat Bay, with a historic yacht club and a long racing tradition.
  • Quiet beaches: peaceful, uncrowded beaches managed for residents and members.
  • A charming downtown: boutiques, cafés, antique shops and casual dining clustered around the center of town.
  • Walkable village life: most residents walk or bike to the beach, the bay and town.
  • Nearby fun: Point Pleasant Beach's boardwalk and restaurants are just north, and Brick is across the bay.

Bay Head Bonus! Noon Coffee (my favorite coffee shop at the Jersey Shore) sits right on Lake Ave in Bay Head!

Built to last

Bay Head's oceanfront has a well-known advantage: a buried stone seawall (now also large sand dunes) from more than a century ago is widely credited with reducing damage during Superstorm Sandy. Many homes have also been raised or rebuilt to modern flood standards. Buyers should still review elevation certificates and flood insurance carefully, and sellers should document every upgrade.

Getting around

Bay Head is the southern end of NJ Transit's North Jersey Coast Line, so you can walk to the train and ride toward Newark and New York. Route 35 runs through town, and the Garden State Parkway is about 15 minutes away.

Schools

Bay Head Elementary School serves the town's younger students, and older students attend a neighboring district through a sending arrangement. If schools matter to your move, confirm current arrangements with the district.

Bay Head real estate

Bay Head is known for historic shingle-style cottages, grand oceanfront homes and thoughtfully designed new construction that respects the town's character. Inventory is limited and many homes stay in families for generations, so buyers should be prepared to move quickly, and some homes trade privately. See current Bay Head listings below.

Why work with a waterfront specialist?

Bay Head homes come with a lot of history, and a lot of water. With my marine engineering background, I look closely at bulkheads, docks, salt-air wear on mechanicals, elevation and the true cost of flood insurance. Sellers get strategic pricing and luxury marketing that reach the right buyers.
